The building program includes a large common hall with kitchenette, laundry services on each floor, recreation room and two exterior fourth floor decks overlooking the Rocky Mountains. Landscaping includes communal outdoor grilling and seating areas, a neighborhood amphitheater, putt-putt golf course, raised garden beds, parkour stations and a life-size chess set in a hardscape court. Core communal spaces pin the southeast corner of the site with two linear housing wings extending north and west, creating an urban edge along the adjacent streets, Homestead Parkway and Canadian Crossing Drive, and complimenting Spring Creek senior housing development to the east (to be completed in September of 2016). The L-shape of the building hugs the landscaped green space and screens the parking lot. All units will be visitable with 4 fully-accessible ADA units; 56 units will be constructed as convertible ADA units.

Units will include: individually-controlled radiant-floor heat and through-wall air conditioning, 9′ ceilings with ceiling fans in living and bedrooms, juliette balconies, large high-performance windows, full kitchens with Energy Star appliances, full bathrooms with walk-in showers, fiber optic with wireless connectivity and large storage closets.

Fall River will meet Enterprise Green Communities’ Green Building Criteria. Energy efficiencies such as passive solar design, durable and sustainable materials, innovative storm-water management techniques and native landscaping have been included in the design. The project is a compact development and has dedicated 59% of the site to landscaping. Fall River will be a 0.9 mile walk to the closest grocery store and public transportation. The senior housing development will be a smoke-free building designed to encourage healthy, active lifestyles through design.
