Jacoby Meadows Under Construction!

On August 14th, 2024, Jacoby Meadows officially broke ground in a ceremony filled with excitement and community pride. The event marked an important milestone for Windsor as it moves forward in addressing the need for affordable housing. Attendees included representatives from the Windsor and Loveland Housing Authorities, the design and construction team, local officials, and members of the Jacoby family.

A Legacy Honored

Jacoby Meadows is a testament to the lasting legacy of the Jacoby family, who farmed the Windsor area for generations. The project is named in honor of Johnny Jacoby. Johnny was known for his kind spirit and ever-present smile, whether at his job at King Soopers, cheering on the Broncos, or while caring for the town’s parks. Many in Windsor remember Johnny for riding his bicycle — trailer in tow — around town.

Tragically, in 2015, Johnny life was cut short when he was fatally shot while riding along Weld County Road 15 in an unsolved homicide. By naming this project ‘Jacoby Meadows,’ the Windsor Housing Authority ensures that Johnny’s legacy will live on, inspiring warmth and community spirit for generations to come.

A Collaborative Effort

Jacoby Meadows is a shining example of what’s possible through collaboration. The Windsor and Loveland Housing Authorities have partnered to bring new affordable apartments to seniors aged 55+ with incomes between 30% and 60% of the Area Median Income (AMI).

Located at 1516 Windshire Drive, this thoughtfully designed, three-story building designed by WORKSHOP8 offers more than just housing—it’s creating community. 

Residents will enjoy modern apartments with in-unit washer/dryers, step-in showers, and large closets. Beyond their private spaces, they’ll have access to a wealth of amenities like a vibrant community room, the cozy second-floor “Sunset Lounge” with an entertainment kitchen, and an inviting outdoor gathering area with BBQs and a fire pit design by TB GROUP. And with Phase II on the horizon, 61 more units will soon join this thriving community, seamlessly connected by a covered walkway.

A Sustainable Vision

The project embraces forward-thinking, eco-friendly design. The all-electric building will meet or exceed the 2020 Enterprise Green Communities (EGC) standards, incorporating energy-efficient appliances, water-saving landscaping, and walking paths that connect to Windsor’s nearby neighborhoods, promoting a greener, healthier lifestyle for its residents.

Windsor’s Commitment to Affordable Housing

Windsor’s leadership has shown remarkable dedication to making this project a reality. In December 2022, the Windsor Town Board approved over $1.1 million in fee and use tax waivers, along with $461,706 in matching funds to help bridge the financial gap created by rising construction costs and interest rates. This crucial support underscores the town’s commitment to ensuring its seniors can continue to live affordably in the place they call home.

A Look Forward

Jacoby Meadows is set for completion in Q4 2025, and with its opening, seniors in Windsor will finally have more affordable housing options. This development will allow Windsor’s aging population to stay close to the heart of their community, aging in place with dignity and comfort.
