DETAILS

Built in 1973, the South Lowell Apartments (originally 68 units, 1-3 bedrooms) underwent a significant transformation. The existing clubhouse was removed, and the main building underwent a comprehensive interior and exterior renovation. The most striking addition was a brand new four-story structure boasting 28 energy-efficient units. This 27,400-square-foot building houses dedicated management and maintenance offices, along with a welcoming community gathering space. Through innovative design by WORKSHOP8 in collaboration with the general contractor, the project maximized the Denver Housing Authority's investment, achieving their goals while saving nearly $5 million compared to a complete demolition and rebuild.

SUSTAINABILITY & ENERGY EFFICIENCY

Our sustainability focus was wide-ranging. Renovations included added insulation, high-albedo roof, energy-efficient boilers, new windows, and water-saving fixtures. New construction boasts high-efficiency HVAC, exceeding code insulation levels, optimal solar orientation, and a future-proof design for a photovoltaic system.

COMMUNITY INTEGRATION

Prioritizing resident experience, we conducted extensive consultations with a significant portion of the existing community. These in-depth conversations served as a springboard for the final design strategy, ensuring the renovated space truly addressed the needs and preferences of those who would call it home.

SERVICES PROVIDED

WORKSHOP8 provided entitlement and community outreach services, site planning, architecture, interior design, branding, signage design, art design and selection, and contract administration in-house and included civil, landscape, MEP and structural engineering through subconsultants.
