The building program includes reading and crafts/computer spaces, communal outdoor grilling and seating areas, and creative spaces to encourage healthy lifestyles including an active stair, outdoor parkour station, exercise/yoga rooms and green space with a pavilion. Core communal spaces pin the southwest corner of the site with two linear housing wings extending north and east, creating an urban edge along the adjacent streets and views that stretch out to the Rocky Mountains. The L-shape of the building hugs a communal green space and screens the parking lot. All units will be visitable with 4 fully-accessible ADA units; 56 units will be constructed as convertible ADA units.

Efficiencies such as passive solar design, durable and sustainable materials, innovative storm-water management techniques and native landscaping have been designed. Budgetary considerations have led the team to employ the most impactful sustainable features.
