AN OVERVIEW

Fall River @ Prairie Village is phase two of Longmont Housing Authority’s Prairie Village development, a 100% affordable community for active seniors 55 and older. WORKSHOP8 assisted the Longmont Housing Authority in obtaining approvals for this 4-story, 60-unit apartment building within an established single-family neighborhood.

Amenities include exercise/yoga rooms and green space with a pavilion, a large common hall and kitchenette, laundry services on each floor, and three exterior decks overlooking the Rocky Mountains. Unit entry doors are inset from the corridors in order to create a “front porch” that the residents can decorate.

The active stair at Fall River incorporates a 36-foot mobile suspended from the ceiling down the center of the open staircase. The mobile consists of 280 leaf-shaped acrylic panels with custom graphic overlays, representing falling leaves, which compliments the theme of the building. The colors change to match the accent wall of each floor. Furthermore, WORKSHOP8 completed an FF&E package for Fall River, furnishing the exterior and interior with custom art pieces and pieces that tie into the “Fall River” branding concept.

In addition to implementing Enterprise Green Communities guidelines, we implemented things such as California corners for framing walls – which increases the walls’ overall R-value at the corners where we typically see significant heat loss – and designed sunshade eyebrows to limit solar heat gain in the summer while allowing the sun to enter during the winter months.
