Gateway is the second phase of the Sun Valley redevelopment, a mixed-use, mixed-income transit oriented development that is a partnership of Sun Valley Ecodistrict and Denver Housing Authority. Built on a 3.8 acre site, the two buildings flank 10th Avenue and front Decatur. Gateway North houses 95 units (1 BR and 2BR flats, 3 BR, 4 BR, and 5 BR 2-story units), the leasing office, and an attainable commercial space. The architectural design draws from materials that historically graced the neighborhood, and the vertical change in materials helps to break up the six-story structures and create a more human-scale experience. Circulation space in each building is contained in outdoor walkways, giving each unit a front door to the outdoors, a feature of the site’s historical walk-ups that the existing residents hoped to retain in the redevelopment. Additionally, outdoor circulation lowers both energy costs as well as building costs, allowing more resources to be allocated to the unit interiors, the homes of the residents.
Gateway North is designed to Enterprise Green Community standards and feature bike garages, bike repair stations, environmentally-friendly and healthy interior materials, an extensive PV solar array, and green roofs.
