LARGE PROJECTS TAKE A LONG TIME

One of my favorite parts about architecture is seeing a building come to life as it is constructed. In September 2017 we started design work on 3 projects that we treated as one; Gateway North (96 units), Gateway South (92 units) and Gateway Rowhomes (6 townhomes). In early 2019, I-Kota started construction on Gateway North with Gateway South following about a month or so behind.

Since the Stay at Home order began, our weekly Owner-Architect-Contractor meetings have been through video calls. This means that we are not on-site as often as we like, and as a matter of fact, I have not been to the site since March (I also broke my hip and some ribs, so that did not help).But Joseph had needed to make a couple of trips on-site for detail coordination, and it is always great to see the images he brings back. I’m so excited about how quickly these are going up!

GATEWAY NORTH

Gateway North is nearing completion on its full exterior siding. These images show how we utilized material changes and lots of planar changes to break up the mass of the building. Materials used are stucco, lap siding, brick & Nichiha

GATEWAY SOUTH

These diagonal balconies add a fun architectural element.

Here is the east stair core and its exposed structure.

We are digging this two-color CMU stair core – turned out awesome!

Here you are seeing exterior continuous insulation and building wrap.

GATEWAY ROWHOMES

And here we have the foundation walls of Gateway Rowhomes getting prepped for their foundation. The Rowhomes start construction next week – can’t wait to share updates!
